FAQs

What fees should I expect before moving in?
Move-in costs may include an application fee, administrative fee, deposit, prorated rent, and any applicable pet or utility-related charges. The leasing team can provide available fee information before you apply and a final summary before lease signing or move-in, so there are no surprises.
Are shorter or longer-term leases available?
Yes, short and longer-term lease options may be available. Availability, lease terms, pricing, and applicable fees may vary by community and apartment home. Our leasing team will be happy to review current options and help you find the lease term that best fits your needs.
What is included in rent, and are utilities included?
Rent generally includes your base monthly rent for the apartment home. Additional recurring charges, such as amenity fees, parking, pet rent, or other lease-related charges, may apply depending on the community and lease terms. Utility requirements also vary by community and apartment home. Some utilities may need to be placed in your name before move-in, while others may be billed through your resident account. The leasing team will provide a complete breakdown of costs and any required utility setup instructions prior to your move-in date.
Is liability coverage or renters’ insurance required?
Residents are required to maintain a minimum of $100,000 in liability coverage. Liability coverage is different from renters’ insurance and may not include coverage for personal belongings. Depending on the community, residents may provide proof of qualifying coverage or participate in the community’s liability coverage program for an additional monthly charge. Please contact the leasing office for current requirements and options.
What is the pet policy?
Our community is pet-friendly, with cats and dogs welcome. Pet policies, including breed restrictions, weight limits, deposits, and fees, may vary by property. Please contact the leasing office for the most current pet policy details.
How do I apply, and are there screening requirements?
You can apply online through the website or contact the leasing office for assistance. Application approval is based on the community’s rental criteria, which may include income qualifications, credit history, rental history, background screening, and other applicable requirements. The leasing team can provide current criteria and answer any questions before you apply.
What should I expect on move-in day?
On move-in day, the leasing team will provide instructions for accessing your apartment home, along with any community-specific information you need to get settled. Your apartment home will be inspected and prepared prior to your arrival. If you notice anything that needs attention after move-in, please submit a service request or contact the office.
What can I access in the resident portal?
Residents can use the resident portal to manage common account needs, including rent payments, service requests, and select lease or account information. If you need assistance accessing the portal, please contact the leasing office.
How do I submit a maintenance request, and what qualifies as an emergency?
The easiest way to submit a service request is through the resident portal. You may also contact the leasing office directly. Response times vary based on the type of request, and the team will communicate timing and next steps if additional work is required. Emergency maintenance is generally limited to urgent issues that require attention before the next business day, such as major active leaks, lack of water, certain electrical issues, or loss of heating or air conditioning as required by law or community policy. For immediate assistance, contact the after-hours emergency maintenance line. If you are unsure whether your issue qualifies, please call for guidance.
How does pest control work?
Preventive pest control services are provided as part of the community’s maintenance program but may vary by location. If you experience pest-related concerns, please submit a service request or contact the leasing office so the team can coordinate next steps.
How do package deliveries work?
Depending on the property, packages may be delivered to your apartment home, a package locker, the leasing office, or another designated location. Please contact the leasing office for details specific to your community.
